التباين المكاني لأسعار المساكن في مدينة الزبير
Abstract
Prices of housing and residential plots of land differ from one place to another. The study aims at investigating human and natural factors that mostly influence these prices. Economic factors are considered as the most influential ones in which they play a significant role in determining prices of these lands and the way they are exploited and invested. In general, the more we move away from the city towards outskirts, the lower the prices are. Whereas the prices rises for the areas that are located near or along principal arterials. Furthermore, the study sheds light on the geographical distribution of service providing units in which services, such as water and electricity, influence these prices. Additionally high prices lead to high cost of living and result in increasing poverty rate in which people are unable to buy or build houses. Thus the study endeavors at examining the reasons that lie behind differences of lands prices, their various impact whether on a growth of districts, their morphology or on land uses. Furthermore the study ends with valuable conclusions and recommendations.
